Booking Terms & Conditions

We are Global Bedbank Limited (“we”, “our”, “us”) with a company registration number of 08822722  have a registered address of Lynden, 3 Catherine Close, Huddersfield, West Yorkshire, England, HD3 3ZL. Most of the accommodation that you can book through us is owned by a third party. We are authorised by the owner of the accommodation or the owner’s representative (“Accommodation Provider”,  "Property Owner", "Property"  "Property Management Company" ) to place holiday rentals in their properties. 

These booking conditions set out the basis on which we arrange your booking of the accommodation. 

When booking with us, you are confirming that you agree to comply with and accept the below mentioned booking conditions and acknowledge, accept and take note of the below information:

Online Reservations 

When payment is made through our encrypted payment via card the booking is immediately confirmed and of course financially protected by your credit card provider. In the very unlikely event of a pricing error or simultaneous booking we reserve the right to cancel the reservation and issue a full refund within 24 hours. In such an unlikely scenario we may offer you a choice to accept an alternative or to take a full refund. No compensation will be due in such an event. Equally if one of our discount codes has inappropriately been used when it was obviously not valid (for example multiple codes used on the same booking) we will give you the option to agree to the correct price or have a full refund,

Its your obligation to check your booking confirmation and if are unhappy with anything this should be brought to our attention immediately and certainly within 48 hours of receipt.

Booking are only available to persons at least 18 years of age.


Reservations made email or on the telephone.

Upon your request to make a booking by email or on the telephone, we will process your reservation and request/process your payment. We will try to hold your dates for you, pending payment or confirmation of payment, for a period of 24 hours from the date/time of the reservation.

Your booking will not be officially confirmed until a deposit has been received. Once the deposit is paid we will confirm your booking by email. In the very unlikely event that we/or a third party makes a reservation for the same unit around the same time and we are unable to honor your reservation we will offer an alternative and/or full refund. No compensation will be due in such an event.  Its your obligation to check your booking confirmation and if you are unhappy with anything this should be brought to our attention immediately and certainly within 48 hours of receipt.

Booking are only available to persons at least 18 years of age.

Payment Terms

To confirm your booking, we require a  (non-refundable) deposit The amount of deposit varies (100 per week to 50% of the rental) depending
on the length of stay, the property, and the season. The actual deposit payable will be confirmed at the time of booking and in all cases is non-refundable. The total price confirmed at the time of booking is fixed. In the event of a large currency fluctuation(more than 10% fall in sterling against the euro) you may be offered either a full refund or asked to make a contribution. If the converse should happen no refund will be offered.

The full balance is due 8 weeks prior to your arrival date (unless stated otherwise in your booking confirmation) whether demanded by us or not, unless a later date for payment has been agreed. If this is not paid within 7 days of it being due, then we reserve the right to cancel the property booking without any refund or contact.

We will not accept responsibility for cash sent through the post. Payment can be made by bank transfer to our bank account (details available on request), or  by debit/credit card. 

Property Check-in / Check-out Times

Arrival check in time is 16:00hrs and you should vacate the property no later than 11:00hrs on the day of departure.

Please note in some circumstances an additional fee can be agreed for late check-outs dependent upon your departure time and subject to the arrival time of the next guest. Upon making any reservations, please take into account that your flight may arrive in the early hours of the morning or late the previous evening, in which case, if you require immediate access to the  property, you should add an extra night to your rental period. This may equally apply to your departure, where your flight might leave late at night or early the next morning whereby you need to add extra night to your rental period. On all our properties it is possible to arrive late at night with access granted to the properties provided that the night in question has been paid for,.

Late check-outs are at the discretion of the property owner or property manager and availability of the property and cannot be confirmed in advance unless an extra day ispaid for.

Pool Heating

Please note that pool heating where available will increase the temperature of the water by 3-5 degrees maximum above the outside air temperature. At least 72 hours notice must be given to us in order for the temperature to be at its maximum. Pool heating is chargeable and where available this can be added during the booking .


Cancellation by You:

All cancellations must be submitted to us in writing by email and will be considered effective from the date of receipt by us.

You may cancel your booking at any time; however, in addition to the non-refundable deposit which will not be refunded in any circumstances, a cancellation fee will apply as follows:

• From time of booking to 60 days before arrival date : Loss of deposit paid.

 60-45 days before arrival: 50% of rental cost.

• Within 45 days of arrival : 100% of rental cost.

We will always try our best to help in the unlikely event that you need to cancel. In some circumstances, but entirely at our discretion, we will try to help mitigate or prevent substantial loss by allowing changes to reservations as suggested below.

Travel Insurance is strongly recommended to cover unexpected and unavoidable cancellation costs and should be taken out when you make a reservation.



We will allow changes to your reservation as long as it is more the 8 weeks before your stay date. 

Changes within 8 weeks will only be considered on an exceptional basis and purely at our discretion although we will try our very best to help as long as in doing so it does not mean substantial financial loss to our company.

If you choose to change to an alternative property and/or change date we will do our best to help you. If you change to a more expensive
property you will be asked to pay any difference in cost and any potential loss in profit from our side. If you change to a cheaper property than the original booking no price reduction will be made although at our discretion we may consider some reduction. We will allow you to change the name on the reservation free of charge at any point.

Cancellation by Property Owners

The property owner reserves the right to cancel any reservation.  In this very unlikely event, you will be offered the option of renting another property
(subject to availability) with the price difference payable/refundable appropriate or a full refund. We will not pay any compensation.


The number of occupants shall not exceed the number stated in the property specification. In such an event we have the right to terminate the booking and request vacant possession of the villa within 2 hours without any refund.    

It is not permitted to sub-let all or part of the property to any other person or persons. It is also not permitted to allow other people to stay at the
property or use the property’s facilities without prior notice.

Building Works

We undertake to notify our clients as soon as we become aware of any construction activity which may affect their enjoyment of a rental property.
However, we cannot be held responsible for construction work, carried out by third parties, in proximity to any of the properties listed on this web site. We
are generally not notified in advance and are not involved in the planning of these works. In most cases, we are in no position to prevent, or demand
cessation of any construction works.


The reasonable use of air-conditioning is the responsibility of all members of the party. Please ensure that it is only used when the property is occupied. All windows and doors are to be kept firmly closed when the air-conditioning is in use and under no circumstances are the units to be left on continuously while the
property is unoccupied. 

Breakages, Damage and Cleanliness

All accommodation is available for letting on the understanding that the properties will be left clean and tidy at the time of checkout and all personal
litter must be removed from the property.

In some cases before your arrival, a security deposit of €0 -250 will need to be blocked on your credit card, this amount is dependent on the risk level of the party.  The occupancy of a rental property is subject to conditions of fair use. We accept fair wear and tear to the property, it's furniture, equipment, fixtures and fittings. However, damage above and beyond that, which may normally be considered to be fair wear and tear, caused or carried out by the occupant(s) or by guests of the occupant(s), will be deemed to be the responsibility of said occupant(s) and financial compensation will be sought. This compensation is not limited to the amount of the security deposit. In the event of such occurrence, the incident must be reported to the property owner or their property manager, immediately.

Furthermore, consistent abuse of the property and/or its contents may result in summary eviction.

Behavior and Common Sense

It is the responsibility of all members of your party to conduct themselves in a reasonable and responsible fashion.

Please use common sense with regard to others by not creating excessive noise. To avoid injury, please refrain from running on tiled flooring while your feet are wet. Do not sit on furniture or bedding when you are wet or wearing sun lotion.

Please treat the property with respect so that others may enjoy the accommodation too.


In consideration of the fact that we are resellers of private accommodation, no liability whatsoever is accepted by Global Bedbank Limited or Search4villas on behalf of the owner for any aspect of the arrangements and, in particular, for any loss, personal injury or death, however incurred, except where an act or omission is a result of willful misconduct or gross negligence on our part.

We do not accept liability for events the consequences of which we could not avoid. These include, but are not limited to, oversights or errors by third
parties, war, riot, civil commotion, terrorist activity, natural or nuclear disaster, industrial dispute, fire, flood, global pandemics, adverse weather conditions or the threat of any of these.

All properties are cared for and maintained by the owner(s) or their delegated property manager. We cannot be held responsible for any breakdown of mechanical equipment such as washing machines, dryers, dishwashers, fridges, freezers, swimming pools etc. (although, we will endeavor to repair the problem as soon as possible).We and/or the property owner(s) shall not be liable to pay any compensation.

No responsibility is accepted by us and/or the property owner(s) with regard to the occupants' personal safety or any accidents or injury sustained on the
property grounds. Particularly, your attention is requested regarding the supervision of children when using spas and swimming pools, as no life guards
are on duty. Slipping on wet surfaces like tiled areas inside the villa and apartments and around swimming pools are common injuries and guests are asked to take special care to avoid such injuries and no responsibility is accepted by us and/or the property owner(s) with regard to this.


If you have a complaint during your stay regarding your arrangements, you must inform us immediately and we will do our best to resolve the problem on the spot. We will not entertain complaints submitted retrospectively if we were not informed at the time of the occurrence.

Force Majeure

You will not be paid compensation if we Global Bedbank Limited  or the Accommodation Provider have to cancel or change your booking in any way due to any unusual or unforeseeable circumstances beyond our control. These can include, for example, a riot, industrial dispute, terrorist activity and its consequences, natural or nuclear disaster, fire, a burst pipe, adverse weather conditions, epidemics and pandemics, unavoidable technical problems with transport. In such circumstances, no compensation, costs, expenses or any other sum will be paid.


We strongly recommend that you take out travel insurance to cover you against the cost of cancelling your travel arrangements or the cost of a medical emergency including the cost of any repatriation if necessary.

Refund Protect

If during the booking process you pay for Refund Protect and therefore enter into a contract with Refund Protect then their terms and conditions will apply. Details of their conditions are available on their web site - Refund Protect Terms. If you have selected this option and you want to cancel your travel arrangements, then you must request your refund from Refund Protect directly. To be clear you must still adhere to the the cancellation procedures outlined in the cancellation section above. To be clear Global Bedbank Limited are not responsible for any refunds or any issues with this third party or their service level or the basis on which they agree to provide refunds.


While every care has been undertaken to ensure all information is as accurate as possible it is to be treated as a guide only. While we are committed to providing the best possible service to our clients, we will not be held responsible for any errors or omissions and no warranty is implied or given.
Please note that specifications, photographs and prices are subject to change without notice and photographs may be digitally altered and/or cropped for
performance reasons. Please note that in some cases images for an almost identical villa or apartment like one next door may be used and although very rare we reserve the right to move a booking to an almost identical property. Villa and apartment names are for marketing purposes only and different advertisers of the same resorts and/or properties may call the villa or apartment a different name.
